Well, it is not too complicated especially if you are in safe hands. Properties in Croatia are divided into apartments, family houses, agricultural lands, forest lands, construction lands, business properties. If you are a citizen or legal entity from the European Union, you acquire the right to own real estate in the Republic of Croatia under the preconditions that apply to the acquisition of ownership for citizens of the Republic of Croatia and legal entities based in the Republic of Croatia, noting that citizens and legal entities from the European Union cannot acquire agricultural land until 30 June 2023. If you are foreign nationals outside the EU, a citizen of the Republic of Iceland, the Principality of Liechtenstein, the Kingdom of Norway, and the Swiss Confederation, then you will have to gain the consent from the Ministry of Justice and Administration of the Republic of Croatia and the right of ownership of a property in Croatia can be acquired based on reciprocity.
Said that, the first step is finding the property or land you would like to purchase. You will need a real estate agent, a lawyer and a bit of patience. How much does it cost to buy a property in Croatia?
The selling price depends on the property type you’re looking for and where in the country it is. The farther you are from cities like Dubrovnik or Zagreb, less you are going to pay. Buying a flat in Split or Trogir center may cost you between 2.500 Euro per meter square up to 3.500 Euro. Buying a building land next to the sea could cost you a fortune (up to 500 Euro per m2, depending on the location), but moving in the mountains and a buying a building land with sea view could cost you from 80 Euro per meter square up to 150 Euro.
How much does it cost to build a property in Croatia?
On the main land prices are lower than on the islands. Mostly it depends on what you would like to build –a luxury home or a vacation house: you can keep the cost in the range of 700 Euro up to 1.000 Euro per built meter square. Said that the estimate cost of a building land of 500 m2 up in the mountain with sea view may cost you up to 100.000 Euro and build a 2-storey building with four bedrooms with en-suite bathrooms with a surface of 150 m2 costs 300.000 Euro (furniture, pool, garden, and exteriors included). So, for up to 400.000 Euro included you can have a home in Croatia and furthermore rent it over summer and get up to 30.000 Euro NET profit. Your investment will be paid back in 10-13 years.

Start searching for properties –either online or by using a local estate agent. It can be a good idea to visit Croatia at least once in order to get a feeling for your chosen neighborhood and view properties in person.
1.Contact Kairos Property management and define your budget and needs. Kairos team will put you in contact with the right real estate owner and the right lawyer.
2.Choose a property/ building land. The owner will get in touch with the owners and check all the property documents and if all is all right, make the seller an offer. If that is the property,the lawyer will draw up the pre-contract.
3.Pay the deposit as agreed in the contract agreement notarized. Finalize the payment of the balance and pay the Real Estate Transfer Tax (if applicable).
4.If your new property needs renovation or you purchased a building land, then come back to Kairos team to define all the next steps.
5.Once your property is renovated or built, we will help you in getting all the necessary documents needed to rent it out and then leave it to us! We will make you profit!
